The deck, the dock, the screened porch and the boat lift were added soon thereafter. The bulk of these additions are over the Homosassa River and beyond the seawall. Citrus County will only issue building permits to the end of the lot (the seawall). Beyond that, permits are "obtained" from the EPA. That means that getting permits can be a lengthy and frustrating process. It would be much better to buy what already exists. 3) The current owner has invested in constant upgrades and renovations during his 18 year weekend ownership. Features like stainless, granite, solid wood cabinets, TREX material, glass block shower, new roof, upgraded electrical and manicured landscaping are just some of the investments that equate to real value.
